Role
Area Leader, Los Angeles Region

I grew up in Southern California, and I still work the same neighborhoods I know best: Long Beach, Gardena, the South Bay, and out through LA and Orange County.

Before real estate, I spent years in sales, operations and leadership. That background shows up in how I run a deal. Every client gets a written plan, a timeline, and straight answers about what things cost.

I've closed deals across LA and Orange County, from first condos to multi-million-dollar homes. As an Area Leader at Epique Realty, I also coach and mentor other agents, which keeps me sharp on contracts and negotiation.

What I handle

One agent. Every kind of deal.

Most agents do one thing. My clients often need two or three in the same year: sell one, buy another, settle an estate. I've done all of it.

Your estimate

You'll get an estimated value and price range, the closed sales it's based on (address, price, size, price per sq ft, distance, sale date), and what's worth fixing before you list.

Sellers · Need to move quickly?

Cash offer or quick sale

Inherited a property, relocating, behind on repairs, or just need certainty? I can bring you cash offers from investors and show them side by side with what a fast, as-is listing would likely net you. Then you pick.

Cash offer

Fastest and most certain. No showings, no repairs, flexible close date. Cash buyers usually pay less than full market value, so we look at the real net.

As-is listing

Priced to move and marketed to investors and buyers at once. Often more money than a single cash offer, with a short timeline.

Full listing

Prep, staging and full exposure for top dollar when you have a little more time.

Get your options

No obligation. Offers depend on each buyer and aren't guaranteed. You'll see the numbers before you decide anything.

5.0From clients who bought and sold with Memo
★★★★★

Memo did an exceptional job negotiating our deal and he was very knowledgeable in navigating the process as we were first time homebuyers in LA county. He got exactly what we wanted during the contingency period. We are very happy with our purchase and would work with Memo again!

★★★★★

Memorial was there for us every step of the way in searching for the right home for our family. He always answered every call or email no matter what time of day or night it was. His professionalism, knowledge, honesty, and hard work ethic are much respected and appreciated! We never felt like Memorial was just trying to sell us a house, but that he truly had our best interest at heart. Memorial took the time to find the specifics that were important to us such as location, room sizes, and of course the right price. Memorial went above and beyond in making sure we had the right people supporting us in the whole home purchasing process. We would and will highly recommend him to anyone that is searching or selling a home.

Buyers
★★★★★

We have bought two homes from Memorial, one in Woodland Hills and a second house in the South Bay. Memorial is very knowledgeable and extremely ambitious and fully involved in all aspects of the home purchase. He will get you your dream house. In the extremely expensive, difficult and most of all competitive market here in Los Angeles you really need a real estate agent that is willing to go above and beyond to find you a home that fits your needs and most of all gets your offer accepted. Memorial is that guy. I can’t recommend him enough.

Bought a single-family home · Woodland Hills · 2021
★★★★★

Memorial is AMAZING! This is my 3rd time using him as my agent. I’ve used him on both ends, selling and buying. We used him to sell our home, and then had him help us to purchase another property. He’s now helping me again to buy another property. He makes me feel so comfortable with the process and is very knowledgeable and always keeps in touch. He’s a genuinely great guy and I’m so grateful to know him and have his help and guidance when it comes to buying/selling. He comes HIGHLY recommended!

Memo is wonderful agent who we now consider a friend. He not only got us our very first house, but is currently helping my little brother in buying one. If it wasn't for Memo I doubt we would be living in the home of our dreams.

First-time buyers
★★★★★

Very courteous, listened to my concerns, very efficient. When I was ready to purchase the property we found on the market, Memo brought results faster than I expected. Every problem that popped up was addressed quickly. Very helpful!

Questions

Buying or selling in
LA & Orange County

What areas does Memo Dinh serve?

Memo works with buyers, sellers and investors across Long Beach, Gardena, Torrance, Carson, Redondo Beach, Hawthorne, Lakewood and the rest of the South Bay, plus Los Angeles County and Orange County.

How do I find out what my home is worth?

Use the home value form on this page. Memo reviews closed sales within 1 mile of your home from the last 6 months (12 months if there aren't enough), adjusts for condition and upgrades, and sends you a price range and estimated net.

Can I get a cash offer and sell my house fast?

Yes. Memo can bring you a cash offer and also show you what an as-is listing would likely net, side by side, so you can choose based on real numbers instead of a guess.

Is there down payment help for first-time buyers in California?

Often, yes. FHA loans can start at 3.5% down, some conventional loans at 3%, VA loans can be $0 down for eligible veterans, and California programs like CalHFA offer down payment assistance. Rules, funding and approved lenders change, so ask before you choose a lender.

Do you help with trust and probate home sales?

Yes. Memo helps executors, trustees and families with inherited, trust and probate properties, including timelines, court or trust requirements, prep and pricing. He works alongside your attorney; it's not legal advice.

How does buyer agent compensation work in California?

You'll sign a written buyer representation agreement before touring homes that spells out the services and compensation. Compensation is negotiable, and in many deals the seller pays some or all of it. Memo walks you through it on your first call.
