Halloween on the Pier

Photo: Joanna Huang / UnsplashManhattan Beach is just under 4 square miles, with more than 2 miles of ocean frontage and a 900-foot pier. With only a few dozen homes for sale at a time, a single sale can move the numbers.
Zillow put the typical Manhattan Beach home value at about $3,353,430 in September 2026, up 9.4% from a year earlier. Realtor.com counted 66 homes for sale that month, 11.5% fewer than a year before, with 27 pending.
Supply is tight, but buyers still push back on price: about 30% of listings had a price cut in September 2026. That usually means the first price was set from the market's best sales instead of the closest real match.
Location inside the city changes the value a lot. The city's own history notes that much of the land east of Sepulveda was built out after World War II, while the area near the beach grew up around the pier and downtown. I price from the closest matches by street, lot and condition.
