Questions

Straight answers.

What is a good cash-on-cash return for a rental in Southern California?

It depends on your goals and the market. Many Southern California rentals produce low or even negative cash flow at today's prices and rates, and investors buy them for long-term equity growth. Run a conservative case with 0% value growth and real rent comps before deciding.

What's the difference between cap rate and cash-on-cash return?

Cap rate is net operating income divided by the price, as if you paid cash. Cash-on-cash is your yearly cash flow after the mortgage divided by the cash you actually put in. Cap rate compares properties; cash-on-cash shows how your money is working with your loan.

What is DSCR and why do lenders care?

Debt service coverage ratio is net operating income divided by the loan payment. Many investor (DSCR) loans look for about 1.0 to 1.25 or higher. Ask your lender for their exact requirement.

How is property tax figured on a California purchase?

Under Prop 13, the base is about 1% of the purchase price, plus voter-approved local assessments, so many bills land around 1.1% to 1.3%. The base can rise up to 2% a year. Check the exact rate with the county tax collector.
