Selling a family home after a loss.
Trust and probate sales have extra steps: court rules, trustee duties, family members to keep informed, and a house that may need a lot of work. I handle the real estate side with patience, and I work alongside your attorney.
Trust sales vs. probate sales
If the home is held in a living trust, the successor trustee can usually sell without going to court. Trustees are exempt from some standard disclosure forms but still must disclose known material facts.
If the home goes through probate, the personal representative sells under the court's rules. With full authority, a sale can often close without court confirmation, after notice to heirs. With limited authority, the sale needs court confirmation, and other buyers can overbid in the courtroom.
Getting the house ready
Many inherited homes need cleanout, repairs or both. I coordinate cleanout crews, contractors and vendors, and help you decide whether prep or an as-is sale nets the estate more.
Selling from out of state
Many of my estate clients live elsewhere. I can manage access, vendors, showings and documents remotely, and keep everyone updated so you don't have to fly back for every step.
Taxes and inheritance rules
Inherited property can involve a stepped-up tax basis and California's Prop 19 rules on reassessment. These are questions for your CPA or attorney, but I'll make sure you ask them before decisions are made.

Straight answers.
Does a probate sale need court approval in California?
It depends on the authority granted. With full authority under the Independent Administration of Estates Act, many sales can close without court confirmation after notice. With limited authority, the court must confirm the sale and overbidding is allowed.
Can a trustee sell a house without going to court?
Usually, yes. A successor trustee can typically sell a trust-owned home without court involvement, following the trust's terms and their duties to beneficiaries.
Can I sell an inherited home if I live out of state?
Yes. I handle access, vendors, showings and paperwork locally and keep you updated throughout. Documents can usually be signed remotely or with a mobile notary.
Should we fix up the house or sell it as-is?
Compare the net. Light cleanout and prep often pays off; major renovation rarely does for an estate. I'll show cash, as-is and prepped-listing scenarios side by side.
