Riverside County, with the numbers first.

Plenty of LA and Orange County buyers look east for more space for the money. Riverside County covers more than 7,300 square miles and 28 cities, so the right fit depends on the commute, HOA dues and special taxes as much as the price.

The Riverside County market

What buying and selling here really looks like.

In September 2026, C.A.R. put Riverside County's median at $620,000, against $994,670 in LA County. That gap is real. So is the drive, so price the home and the commute together.

Many newer subdivisions here sit inside Community Facilities Districts (Mello-Roos) or HOAs. Those charges show up on the tax bill or in HOA dues and change your real monthly payment, so I check them before you write an offer.

Selling in LA or Orange County and buying here? Timing is the hard part. We can line up the sale, a rent-back or a contingent offer, and the purchase so you aren't carrying two homes longer than you need to.

Questions

Straight answers.

What's the median home price in Riverside County?

$620,000 for existing single-family homes in September 2026, down 0.6% from a year earlier, per the California Association of REALTORS®.

How fast are Riverside County homes selling?

C.A.R. reported a 42-day median time on market and 4.4 months of unsold inventory for Riverside County in September 2026, slower than LA County's 30 days.

What is Mello-Roos, and how do I check it?

It's a special tax (a Community Facilities District) that pays for roads, parks and other infrastructure in many newer communities. It's listed on the property tax bill and in the seller's disclosures, and I check it, along with any HOA dues, before you write an offer.

Can you help me sell in LA County and buy in Riverside County?

Yes. I coordinate both sides: pricing and prep on the sale, and a purchase plan with the right contingency or timing so the money and move dates line up.

Which Riverside County cities do you cover?

All 28 cities and the main unincorporated communities. Each has its own city page with local market numbers, upcoming events and buying and selling tips, from Riverside, Corona and Temecula to Palm Springs and Idyllwild.
