Buying or selling in Cerritos? Compare the right homes.

Cerritos is almost all single-family homes, and most were built between 1960 and 1979. Similar-looking houses can sell for very different prices, so condition, updates and lot size drive the number.

The Cerritos market

What buying and selling in Cerritos really looks like.

The city started out as Dairy Valley in 1956 and became Cerritos in 1967. Per the city's Housing Element, 91% of homes are single-family and 84% were built between 1960 and 1979. Townhome and condo communities fill in most of the rest, many with shared pools and open space.

That age profile shapes every deal. Roofs, plumbing, electrical panels and older additions are where inspections find surprises, so I want permits and disclosures reviewed early, not after you've removed contingencies.

For sellers, buyers compare your home with the last few sales of similar homes nearby. Updates, condition and presentation are what separate a quick sale from a price cut.

Want today's numbers? My market pulse pulls current rates, prices and inventory from official sources.
