Selling your home? See your real net first.

Before you pick a list price, you should know what you'll actually walk away with. I'll show you a price range from real closed sales, the costs to sell, and your estimated net, whether you list or take a cash offer.

Price it right in the first two weeks

Your listing gets the most attention right after it launches. Price it to the comps and buyers compete. Overprice it and you usually end up reducing later, often for less than you'd have gotten at the start.

I pull closed sales near your home, adjust for condition and upgrades, and walk you through every adjustment.

Prep that pays for itself

Not every fix is worth it. Paint, lighting, landscaping and small repairs often change how buyers see a home. Big remodels before listing rarely pay back. I'll give you a short, specific list.

Cash offer, as-is, or full listing

Need to move quickly, or the house needs work? I can bring cash offers and put them next to what an as-is listing and a full listing would likely net you. Cash is the most certain but usually lower. A short as-is listing often brings more. You choose with real numbers.

Disclosures, done right

California sellers complete disclosures like the Transfer Disclosure Statement and Seller Property Questionnaire, plus natural hazard reports. Being upfront protects your sale and reduces the chance of a deal falling apart late.

Questions

Straight answers.

How much does it cost to sell a house in California?

Commissions are negotiable. Other costs usually include escrow, title, county and sometimes city transfer tax, any repair credits, and prep. I'll give you an estimated net sheet before you list.

Should I take a cash offer or list my home?

Compare the net, not the headline price. Cash is fastest and most certain but usually lower. An as-is listing marketed to investors and buyers at once often nets more. I'll show both side by side.

Do I have to fix things before selling?

No. You can sell as-is, but you still have to disclose what you know. Small, targeted prep often pays off; big remodels usually don't.

Can I sell my home and buy another at the same time?

Yes. Options include a contingent purchase, a rent-back after you sell, or bridge financing. We'll plan the order so you're not stuck.
