Buying or selling in El Segundo? Know the block.

El Segundo fits a beach, a walkable downtown and a long list of aerospace and corporate employers into 5.5 square miles. With only a few dozen sales a month, every comp counts.

The El Segundo market

What buying and selling in El Segundo really looks like.

Most of El Segundo's homes are on the west side, between Sepulveda Blvd and the beach, with LAX to the north and Manhattan Beach to the south. East of Sepulveda is mostly offices, aerospace campuses and business parks, so the residential side is compact.

The housing mix is closer to half and half than most South Bay cities. The city's 2021 Census figures show about 53% of households in multi-unit buildings and about 47% in single-unit homes, so duplexes, townhomes and small apartment buildings trade right next to single-family houses. Each one prices differently.

Redfin counted 42 sales in September 2026. In a market that small, one odd sale can swing the median, so I price from the closest real matches, not the citywide number. And with LAX next door, noise and flight paths are worth checking street by street before you write an offer.

One agent, every kind of deal.

Buyers

A street-level read on noise, parking and the right comps, plus an offer plan built for a small market with few listings at a time.

Duplexes & small multi-unit

Rents, leases and California's rent cap rules (AB 1482) checked before you buy or list a 2–4 unit property.

Questions

Straight answers.

How much do homes cost in El Segundo?

Redfin put the median sale price at $1,624,227 for the three months ending September 2026, down 7.0% from a year earlier. Medians swing in a city this small, so I'll pull the actual sales closest to your home.

Is El Segundo mostly houses or condos?

It's a real mix. The city's 2021 Census figures show about 53% of households in multi-unit buildings and about 47% in single-unit homes, so duplexes, townhomes and small apartment buildings sit right next to single-family homes.

Can I get around El Segundo without a car?

Partly. Metro's K Line has three stations in the city: Mariposa, El Segundo and Douglas. Trains run north to the LAX/Metro Transit Center and Expo/Crenshaw and south to Redondo Beach.

Does being next to LAX matter when I buy?

It can. Noise depends on the street and the flight pattern, and California disclosures flag homes inside an airport influence area. Visit at different times of day and read the disclosures before you remove contingencies.

How fast do El Segundo homes sell?

Redfin's September 2026 report shows homes selling after about 44 days on average, down from 67 days a year earlier. Price and condition still decide whether yours beats that.
