Halloween Carnival

Photo: Joanna Huang / UnsplashGardena is my home base. I help people buy their first place here, sell the house they've owned for decades, and settle family homes after a parent passes. Same city, very different deals.
Gardena sits in the middle of everything in the South Bay. You're minutes from the 405, 110 and 91, close to El Camino College, and a short drive to Torrance, Hawthorne and the beach cities. That location is a big part of why buyers keep looking here when prices further west push them out.
The housing mix is wide: older single-family homes on standard lots, condos and townhomes, and small multi-unit buildings. A lot of the single-family homes have been in the same family for a long time, which means many Gardena sales are inherited homes, trust sales or long-time owners downsizing.
That changes how you price and prepare. A house that hasn't been updated in 30 years isn't priced like a flipped one two blocks away. I pull closed sales within a mile, match condition as closely as I can, and show you exactly why the number is the number.
Want today's numbers? My market pulse pulls current rates, prices and inventory from official sources.
For the month-by-month numbers, see my Gardena housing market report (Zillow, Realtor.com and C.A.R. data, updated monthly).
We start with your real monthly payment, then target the pockets and property types that fit it. Condos, townhomes and 2-unit lots all trade differently here.
Pricing from real comps, a short list of fixes that actually pay off, and a launch plan built for week one, when buyer interest is highest.
Many Gardena homes pass through a trust or probate. I coordinate with your attorney, handle cleanout and prep vendors, and keep the family updated.
Mostly older single-family homes on standard lots, plus condos, townhomes and small 2–4 unit buildings. Newer townhome projects show up along the main corridors.
Median sale price: $821,000 (August 2026, Redfin). Prices move monthly; ask me for current comps on your street.

Send me your address through the free home value form. I'll pull closed Gardena sales within about a mile from the last six months, adjust for condition, and send you a range and estimated net within 24 hours.
Start with your real net, not a guess. Zillow put the typical Gardena home value at about $780,233 in September 2026, up 2.2% from a year earlier, and Realtor.com counted 67 homes for sale that month. I price from the closest recent sales on your street, then show you a net sheet with commission, escrow, title and LA County's $1.10 per $1,000 transfer tax before you list.
Yes. I can bring cash offers and also show what an as-is listing would likely net, side by side. Sometimes cash wins, sometimes a short listing does. You'll see the numbers before you decide.
Often, yes. California law allows ADUs on most single-family lots, but setbacks, utilities and lot shape decide what fits. My zoning and permits page links straight to Gardena's official planning resources.
Tell me what you're trying to do and when. I'll tell you what it takes, what it costs, and the smartest first step. No pressure, no script.
