Investment property, numbers first.
A deal is only good if it pencils. Before you write an offer, I'll lay out rents, expenses, financing, vacancy and rent rules line by line, so you know exactly what you're buying.
Small multifamily: 2–4 units
Duplexes, triplexes and fourplexes are where many investors start, and with an owner-occupied loan they can be a path to your first property too. FHA and some conventional loans allow 2–4 units if you live in one of them.
ADU potential
California law allows accessory dwelling units on most residential lots, and sometimes a junior ADU too. Adding a unit can change the value and income of a property. I'll help you check feasibility with the city before you count on it.
Rent rules and tenant-occupied sales
Statewide rent caps and just-cause rules apply to many rentals, and some cities have their own ordinances. If you're buying a tenant-occupied property, we'll review leases and estoppels so the rent roll you're paying for is the one you get.
Selling an investment property
Investors buy on numbers. I package your property with a clean rent roll, expenses and upside, and market it to investor and owner-occupant buyers at once. If you're considering a 1031 exchange, loop in your CPA and qualified intermediary early.

Straight answers.
Can I buy a duplex with an FHA loan?
Yes, if you'll live in one of the units. FHA allows 1–4 unit owner-occupied properties, and some conventional loans do too.
Does rent control apply to my rental?
Possibly. California's statewide rent cap and just-cause rules cover many rentals, with exemptions, and some cities have stricter local rules. Check with a landlord-tenant attorney for your specific property.
Can I add an ADU to an investment property?
Often, yes. Most residential lots in California allow at least one ADU. Setbacks, utilities and lot layout decide what fits.
Where do you find investment properties?
Through the MLS, off-market contacts and other agents. I focus on Long Beach, the South Bay, LA County and Orange County.
