Long Beach, neighborhood by neighborhood.

Long Beach isn't a pin on a map to me. It's also one of the most varied markets in Southern California, and that's where good advice matters.

The Long Beach market

What buying and selling in Long Beach really looks like.

Long Beach is really a collection of very different markets. Downtown and Alamitos Beach lean condo and high-rise. Belmont Shore and Naples are near the water and priced like it. Bixby Knolls, California Heights and Los Altos are known for classic single-family streets. North Long Beach often offers more house for the money.

A lot of the housing stock is older, which means inspections matter: original sewer lines, older electrical panels, raised foundations and unpermitted additions come up often. I'd rather you know about it during your contingency period than after you've moved in.

For condo buyers, the building is half the purchase. I review the HOA budget, reserves, recent assessments and the inspection reports California now requires for balconies and other elevated elements in many condo buildings, so a great unit doesn't come with a surprise bill.

Want today's numbers? My market pulse pulls current rates, prices and inventory from official sources.

For the month-by-month numbers, see my Long Beach housing market report (Zillow, Realtor.com and C.A.R. data, updated monthly).

How I help in Long Beach

One agent, every kind of deal.

First-time buyers

Long Beach has some of the most approachable entry points in the area. We'll match your budget to the right neighborhoods and loan options, including down payment help where you qualify.

Sellers

Comps from your actual neighborhood, not the whole city. A Bixby Knolls bungalow and a Downtown condo shouldn't share a pricing strategy.

2–4 unit investors

Long Beach has a deep small-multifamily market. I'll lay out rents, expenses, local rules and ADU potential line by line before you write an offer.

Questions

Straight answers.

Which Long Beach neighborhoods do you cover?

All of them, from Downtown, Alamitos Beach and Belmont Shore to Bixby Knolls, California Heights, Los Altos and North Long Beach, plus neighboring Lakewood and Signal Hill.

What should I check before buying a Long Beach condo?

The HOA's budget and reserve study, any special assessments, insurance coverage, rental rules, and whether the building has completed the required balcony and elevated-element inspections. I request and review all of it with you.

Is a sewer inspection worth it in Long Beach?

Usually, yes. Many homes have older sewer laterals. A camera inspection is inexpensive compared to a line replacement, and finding a problem during escrow gives you room to negotiate.

Can you help me sell and buy at the same time?

Yes. We plan the timing so you're not stuck between homes, whether that means a contingent offer, a rent-back after closing, or selling first.
