For buyers and for sellers.
Buyers
- Rates slipped for a second week: 7.24% on a 30-year fixed, down from 7.32%. On a $600,000 loan that's about $33 a month less in principal and interest (about $4,089 vs. $4,122). Still roughly $426 a month more than a year ago at 6.17%.
- Fewer homes are selling than a year ago in all four counties (LA sales -10.9%, Riverside -12.7%). Less competition on a lot of listings means room to ask for repairs or a credit toward your rate.
- Get pre-approved at today's rate and set a payment you're comfortable with, not just a price. If rates keep easing, that same payment stretches further.
Sellers
- Prices are still up from a year ago in LA (+1.2%), Orange (+5.6%) and San Bernardino (+6.2%). Riverside is basically flat (-0.6%).
- With sales down, buyers compare harder. Price off the last 60-90 days of closed sales near you, not last spring's headlines.
- Statewide, the median home sold in 29 days in September, faster than 32 days a year earlier. Homes that are priced right and look good still move.
