Buying new construction? The sales office works for the builder.
Builder contracts are written to protect the builder. Bringing your own agent usually costs you nothing extra, and it means someone is reading the contract, comparing incentives and checking the costs that don't show up on the price sheet.
Register your agent on the first visit
Many builders require your agent to be with you, or registered, on your very first visit. If you walk in alone and sign in, you may lose the ability to have representation later. Call me before you tour.
Incentives and upgrades
Builders often offer closing cost credits, rate buydowns or upgrade packages, but usually only if you use their preferred lender. We'll compare that offer against outside lenders so you see the true cost.
Upgrades add up fast. I'll help you separate the ones that are hard to add later from the ones you can do yourself for less.
HOA, Mello-Roos and the real monthly cost
New communities often carry HOA dues and sometimes Mello-Roos special taxes. Both can change your payment significantly, so we factor them in before you commit.
Inspect it anyway
New doesn't mean perfect. An independent inspection before closing, and another before your builder warranty runs out, catches issues while the builder is still responsible.

Straight answers.
Do I need a realtor to buy new construction?
You don't have to, but the builder's sales team represents the builder. Your own agent reviews the contract, compares incentives and lenders, and advocates for you, usually at no extra cost to you.
Do I have to use the builder's lender?
Usually not, but some incentives depend on it. Compare the full cost, including rate, fees and credits, before deciding.
Should I get an inspection on a brand-new home?
Yes. An independent inspection before closing and again before the warranty expires can catch issues the builder should fix.
What is Mello-Roos?
A special tax used to fund infrastructure in many newer communities. It's added to your property tax bill, so we include it in your monthly cost.
