What's your Huntington Beach home really worth?

A citywide number won't price your house. Here's what the public data says about Huntington Beach right now, what it leaves out, and how to get a value built from the sales closest to you.

Huntington Beach home values right now

Zillow puts the typical Huntington Beach home at $1,344,725, 5.6% up from a year ago (Zillow Home Value Index, September 2026). That's the middle of the whole city, from beachside condos to waterfront homes, so your home can land well above or below it.

294 homes were listed for sale in September 2026 (Realtor.com). More listings give buyers more to compare, which is why your closest competition matters as much as the citywide number.

The Census Bureau shows a median owner-occupied value of $1,100,000 and a 55.4% owner-occupied rate for 2020-2024. That figure is what owners reported across a five-year survey, so it runs behind today's market. Use it for context, not for pricing.

Why two homes a mile apart can differ so much

Huntington Beach runs across four ZIP codes (92646, 92647, 92648 and 92649). A condo near Main Street and the pier, an inland tract home near the 405 and a waterfront home in Huntington Harbour are different markets inside one city.

So comparable sales have to match on location, size, condition, lot and age. About half the city's homes were built before 1974 (Census ACS 2024), which makes updates and condition a big part of the price gap.

Online estimate vs. real value

Online estimates work from public records and nearby sales. They can't see your remodel, your view, your deferred maintenance or the street you back up to. Treat them as a starting point.

A real value comes from the closest recent sales, what's competing with you today, and an honest look at the house. That's what I send you, free, within 24 hours.

Your assessed value isn't your home's value

The number on your tax bill is your assessed value. Under Prop 13 the county reassesses to current market value when ownership changes, so long-time owners often see an assessed value far under market. You can look yours up with the Orange County Assessor.

Questions

Straight answers.

How much is my Huntington Beach home worth?

It depends on your closest recent sales, condition, lot and location within the city. Zillow's citywide typical value is a reference point, not your price. Send me your address and I'll send a free value built from nearby sales within 24 hours.

Is a free home valuation in Huntington Beach accurate?

An automated one gives you a range. A value from an agent who looks at the closest sales and your home's condition is tighter. Neither is an appraisal, which a licensed appraiser does for a fee.

What's the difference between assessed value and market value?

Assessed value sets your property tax and, under Prop 13, resets to market value when ownership changes. Market value is what a buyer would pay today. In a home owned for years the two can be far apart.

Why do Zillow and the Census show different numbers?

They measure different things. Zillow's index models current values each month. The Census figure is what owners reported in a survey across 2020-2024, so it lags the market.
