Probate sales in LA County, explained plainly.
If you're the executor or administrator, you have a house to sell and a court process you didn't ask for. Here's how the real estate side works, so you know the next step. Your probate attorney handles the legal side, and I work alongside them.
First question: what authority do you have?
Your court papers (Letters) tell you whether you hold full or limited authority under the Independent Administration of Estates Act. Ask your attorney if you're not sure. It changes the whole timeline.
With full authority, a sale can often close without court confirmation, after notice to heirs. With limited authority, the court has to confirm the sale, and other buyers can overbid in the courtroom.
How that changes selling the house
A sale that needs confirmation has an extra step after you accept an offer, so the buyer you accepted may not be the buyer who closes. Pricing, marketing and how you explain this to buyers all need to fit that reality.
If the home is in a living trust instead, it's usually a trust sale, not probate. The successor trustee can typically sell without court involvement. See my trust and probate page for how those differ.
What prices look like in these LA County cities
Alhambra: typical home value $911,097, 1.3% up from a year ago (Zillow Home Value Index, September 2026).
Arcadia: typical home value $1,375,605, 1.6% up from a year ago (Zillow Home Value Index, September 2026).
Burbank: typical home value $1,167,055 (Zillow Home Value Index, September 2026).
San Gabriel: typical home value $1,085,609, 2.7% up from a year ago (Zillow Home Value Index, September 2026).
These are citywide numbers. An estate home is priced from the closest sales and its actual condition, and it often needs cleanout or repairs first. I'll show as-is and prepped numbers side by side so the estate can compare the net.
If you live out of the area
You don't have to fly in for every step. I can coordinate access, cleanout crews, vendors and showings locally and keep heirs and your attorney updated. Documents can usually be signed remotely or with a mobile notary.
General information, not legal or tax advice. Your probate attorney and CPA advise on your case.

Straight answers.
Does a probate sale in Los Angeles County need court approval?
It depends on your authority. With full authority under the Independent Administration of Estates Act, many sales can close without court confirmation after notice. With limited authority, the court confirms the sale and overbidding is allowed. Ask your probate attorney which applies.
Do you handle probate sales in Alhambra, Arcadia, Burbank and San Gabriel?
Yes. I work across Los Angeles County, including those cities, and alongside whichever attorney you're using.
Should an estate fix up the house before selling?
Compare the net. Light cleanout and prep often pays off; major renovation rarely does for an estate. I'll lay out as-is and prepped scenarios side by side.
Can I list the home before I have Letters?
Talk to your attorney first. You generally need court authority before you can sell estate property, but we can start on a value and a plan so you're ready.
